Details: RV sites: 33 have full electric, water and sewer, 3 have electric and water. All have electric meters allowing you to control your electricity costs. Most sites have mature shade trees. We also have a sewer dump for units that are in the no sewer spaces and people passing by who need to use it. Tent Areas: We have 2 areas for tent campers, one large area in the main camp ground with trees, picnic tables and a fire pit. The other site is located in a lower area along the creek with lots of trees, a concrete slab, 15 amp electric outlets, water, a rustic table and lots of privacy. Common Area: The common areas contain a half size basket ball court, large sunny laundry room, 2 bath houses and a large screed in pavilion. The laundry room provides another source of income and the pavilion is occasionally rented by locals for parties. The pavilion also has ceiling fans and electrical outlets. Storage Units: The storage area consists of one building housing 20 units, there are 8- 5' X 10', 8- 10' X 10', and 4-10' X 20'. There is also a graveled area behind the building for outside storage of vehicles. The units rent for $35, $55 and $75 per month.
Business Info: We have done very little advertising and still have a very low in season vacancy rate. Our campground is the only one I've found within a 60 to 80 mile radius that has the 'out in the country feeling'. The others are located in towns or have few trees and don't have the ambience that we can provide. 13 RV sites are rented year round, most of our visitors from May thru September have been coming here annually for many years. Many of these stay 3-5 months a year. Philmont National Boy Scout Ranch is located 5 miles from us and we have hundreds of Boy Scouts that stay with us 1-2 nights through out the summer. The storage units have almost a 0% vacancy rate. We have a waiting list for units and a unit is seldom empty for more than a week. If we were not selling we were going to add another 20 storage units. With additional advertising you could greatly increase the RV and Tent camping customer base.
Financial: The business has maintained an income of about $50,000 annually for the past 2 years. This pays all utilities for the business and homes, also taxes, insurance, maintenance, mortgage ($35,000 per year), and other incidental costs to run the business. We had a 10% profit in 2004 and a 20% profit in 2005. With some additional advertising and an increase in monthly RV rates you could improve on this easily.
Homes: One is a three year old, triple wide, 3bd, 2ba, LR, DR, den/built-in office, family room w/2 sided fireplace, large eat in kitchen with a kitchen office, walk-in pantry and large laundry room. It has 2 large porches, one covered. The other is a 12 year old double wide, 4br, 2ba, LR, DR, den, fireplace, family room, laundry room and eat in kitchen. Large front porch. Both homes are on permanent foundations and include all appliances (washer, dryer, stove, microwave, refrigerator and dishwasher). The double wide has new Pergo flooring in 60% of the house and all appliances are less than 3 years old. There are 4 covered parking areas, a tall covered RV parking area, and a large and a small storage shed for the use of the residents of the homes.
Other: We, my husband, his sister and her husband and I bought the park 3 years ago to give us an active retirement place in a beautiful country setting. My husband died very unexpectedly last year and my brother in law is at Mayo Clinic in AZ fighting several debilitating diseases. We have regretfully decided that our only option now is to put the park on the market.
